TrustCosta is an independent review platform for people buying new-build property in Spain. We collect verified experiences from real buyers so you know who you are signing with — before you pay the reservation fee.
Why we exist
Buying off-plan in Spain means paying large amounts years before you get the keys. Marketing brochures look identical, and the difference between a great developer and a painful one only shows up in build quality, delivery delays and how complaints are handled after completion. That information exists — it just sits scattered across private chats, forums and Facebook groups in a dozen languages. TrustCosta gathers it in one place.

TrustCosta covers the whole chain of a Spanish new-build purchase — not just who builds it, but who sells it.
Developers
The companies building the projects. Rated on build quality, delivery time, material standards, snagging and aftercare.
Estate agencies
The agencies marketing the homes. Rated on honest marketing, communication, contract handling and how they act when something goes wrong.
Individual agents
The person you actually meet. Rated on local knowledge, availability, response time and whether promises held all the way to handover.
How it works
1. Buyers write a review
Anyone who has bought, reserved or completed a purchase can rate a developer, an agency or an individual agent on build quality, communication, delivery time, aftercare, honesty and local knowledge.
2. We verify the purchase
Reviewers can upload a reservation contract, private purchase contract (contrato de arras), title deed (escritura) or completion certificate. Our moderators check the document and mark the review as verified. Documents are never published.
3. Fraud checks run automatically
Every submission is screened for suspicious patterns — duplicated text, review bursts, competitor attacks and paid praise. Flagged reviews go to manual moderation before publication.
4. Companies get a right of reply
Developers, agencies and agents can respond publicly to any review. Replies are shown directly under the review so you see both sides.
5. Everything is translated
Reviews are automatically translated into all 12 supported languages, so a Polish buyer can read a Swedish buyer's experience in their own language.
How the trust score is calculated
Rankings do not use a plain average. A company with two five-star reviews should not outrank one with 90 reviews averaging 4.6. We use a Bayesian weighted score that pulls small samples toward the platform average until enough reviews exist.

Our review rules
- You must have first-hand experience of the company you review.
- No personal attacks, discrimination or naming private individuals other than the agent you dealt with in a professional role.
- No reviews written or paid for by a company about itself or a competitor.
- Facts should be verifiable: dates, delays and amounts help other buyers more than adjectives.
- We remove reviews that break the rules and can block accounts that repeatedly abuse the platform.
Independence
TrustCosta does not sell leads to developers, does not take commission on property sales and never removes a negative review in exchange for payment. Companies cannot buy a higher ranking.

Is it free to write a review?+
Yes. Reading and writing reviews is free for buyers. You only need an account so we can protect against fake reviews.
Can I stay anonymous?+
Your review can be shown with a display name only. Verification documents are seen by moderators, never by the company or the public.
Can a company remove a review?+
No. A company can reply publicly and can report a review that breaks our rules — a moderator then decides.
What if my developer is missing?+
Start a review and add the company; our moderators create the profile after checking that the company exists.
